PROJECT MANAGER

POSITION SUMMARY

Apex Design Build is a commercial design build firm, specializing in private healthcare practices. Following design build methodology, we manage projects from early visioning and conceptual design stages, all the way through the architectural and construction phases. We are in the process of establishing local market leadership and then scaling regionally.

The Project Manager is responsible to run profitable and successful projects within the scope of the approved contract. They will work closely with clients, property owners, subcontractors, and vendor partners and must possess exceptional customer service, client relationship management, and negotiation skills.

ESSENTIAL DUTIES AND RESPONSIBILITIES

  • Client Management:
    • Represents the Company in business with customers, consultants, subcontractors and other public and/or private agencies and organizations.
    • Coordination and management of weekly / bi-weekly client meetings.
    • Communicates with clients and relays information to internal and external team.
    • Communicates with the Director of Construction on a weekly basis relative to any new or pending issues, which require corporate attention.
    • Maintain positive interaction with client and external contacts to facilitate project construction activities and promote client satisfaction.
    • Initially accepts the projects from Preconstruction and Design team after design is completed and customer contracts are in place.
    • Reviews plans and construction contract, change orders and initial timelines created by Preconstruction.
    • Familiarizes themselves with existing site conditions and building management and any building rules/regulations in place.

    Purchasing:

    • Define subcontractor scopes and issue purchase orders.
    • Assist in approving subcontractor invoices.

    Scheduling:

    • Develop a detailed construction project schedule with Superintendent. Coordinate schedule with initial schedule created by Preconstruction.
    • Monitor project schedule and update weekly.
    • Coordinate with Project Superintendent in development of a project site logistics plan ensuring subcontractor compliance with insurance/bonding/contract requirements.

    Accounting:

    • Oversee the submittal and pay request process.
    • Assist in generation of project costs and Job Cost Report.
    • Contribute to the analysis and forecast of monthly/quarterly Total Cost Projection reports.

    Preconstruction:

    • Assist Preconstruction in bidding projects.

    Field Operations:

    • Partner with Superintendent to monitor and measure project performance as it relates to schedule and project Quality Control.

    Safety:

    • Ensures that project operations are in compliance with design specifications and with corporate policies and procedures.
    • Identify specific job site requirements to be added to the safety manual.
    • Support the Superintendent in job site safety efforts.

    Misc:

    • Perform other duties as needed.

QUALIFICATIONS (KNOWLEDGE, SKILLS, AND ABILITIES)

  • Minimum 5 years’ project management experience specifically in interior
  • Bachelor’s degree in Architecture, Engineering, Construction or related field, preferred
  • Knowledge of building design and construction planning principles and procedures.
  • Ability to read schematics and blueprints and/or technical manuals.
  • Technical knowledge of building components and their function.
  • Ability to negotiate and manage contractual agreements.
  • Skill in organizing resources and establishing priorities.
  • Knowledge of budgeting cost estimating, and fiscal management principles and procedures.
  • Skill in the use of computer, specifically in a PC, Windows-based operating environment.
  • Ability to walk the job site, climb ladders, and multi floor scaffolding
  • Ability to lift objects at least 50lbs

ASSISTANT PRECONSTRUCTION MANAGER

POSITION SUMMARY

Apex Design Build is a commercial design build firm, specializing in private healthcare practices. Following design build methodology, we manage projects from early visioning and conceptual design stages, all the way through the architectural and construction phases. We are in the process of establishing local market leadership and then scaling regionally.

We are currently seeking a dynamic Assistant Preconstruction Manager to support our rapidly growing organization. The Assistant Preconstruction Manager will act as a liaison between Apex and its clients, subcontractors, vendors, and consultants, and provide direct support to Apex’s Director of Preconstruction.

ESSENTIAL DUTIES AND RESPONSIBILITIES

  • Create a scope of work during the concept phase of design that reflects the Visioning Session notes, Space plan intent, and is sufficient for estimating and subcontractor purchasing selection.
  • Collaborate with the design team to develop space plans that are responsive to and conform to program and budget requirements.
  • Assist managing budget throughout the design process by soliciting input from subcontractors and engineers and estimating the project to ensure design is managed to the budget, overall profitability, and client satisfaction.
  • Coordinate with Project Coordinator initial site survey.
  • Assist Director of Preconstruction with building budget cost reports, LOIs and contracts in the APEX formats.
  • Create an overarching project timeline including all phases of the project and maintain constant correspondence through the project to insure completion dates are adhered to.
  • Research and incorporate products and systems that accomplish the design intent.
  • Support Director of Preconstruction with reviewing and redlining architectural and construction documents and specifications to ensure compliance with design intent.
  • Review and redline production shop drawings for furniture, millwork and equipment.

MINIMUM QUALIFICATIONS (KNOWLEDGE, SKILLS, AND ABILITIES)

  • Bachelor’s degree in Architecture, Engineering, Construction or related field preferred.
  • Minimum 5 years’ experience in a related field.
  • Working knowledge of MS Office Applications (Word, Excel, Project, and Outlook).
  • Client facing experience and confidence.
  • Ability to influence and persuade to achieve desired outcomes.
  • Strong analytical, problem solving, and negotiation skills.
  • Excellent oral and written communication skills.
  • Excellent organizational, planning, and prioritization skills.
  • Self-motivated, with high energy and a drive to excel.
  • Strong work ethic with a self-discipline to follow a proven sales process.
  • Proven success in a performance based culture.
  • Ability to work in a fast paced collaborative team environment with flexibility to quickly adapt to change.

PROJECT DESIGNER

We are currently seeking a dynamic Project Designer to support our rapidly growing organization. The Project Designer will help direct projects through conceptual design, design development, and participate as required through the architectural and construction phases, striving to achieve the Clients’ objectives. Responsibilities will include programming, conceptual design, design development, construction documents, FF&E specification, and verification of design intent during project execution.

ESSENTIAL DUTIES AND RESPONSIBILITIES

  • Conduct client meetings; establishing project goals and objectives including but not limited to programming questionnaire, design intent, schedule, and budget parameters.
  • Positively work with team members and vendors offering creative input throughout project, including but not limited to construction documents, take offs, millwork drawings, punch list review, engineering documents, existing conditions surveys, and attend job site meetings as needed.
  • Develop designs, including but not limited to test fits, space planning, schematic design, a color palettes, conceptual sketches, conceptual ceiling and lighting plans, Reflective Ceiling Plans, elevations, initial furniture and lighting inspirations, FF&E specifications, Finish Plans and schedules, and 3D Revit views.

QUALIFICATIONS (KNOWLEDGE, SKILLS, AND ABILITIES)

  • Bachelor’s degree in Interior Design or related field.
  • Minimum 3-5 years design experience.
  • Working knowledge of Revit and Adobe Creative Suite.
  • Working knowledge of MS Office Applications (Word, Excel, PowerPoint, and Outlook).
  • Strong analytical, and problem-solving skills.
  • Excellent oral and written communication skills.
  • Excellent organizational, planning, and prioritization skills.
  • Self-motivated, with high energy and a drive to excel.
  • Strong work ethic with a self-discipline to follow processes.
